Frequently asked questions
Is it really free to list?
Yes. There is no joining fee, no listing fee and no monthly listing charge. You only pay commission on a qualifying completed booking our network introduced.
Do I need to leave Airbnb or Booking.com?
No. Keep every channel you already use. Our network is an additional source of guests, not a replacement.
What commission do you charge?
The standard rate is 10% of a qualifying completed booking our network introduced, invoiced after the stay. Your first qualifying completed referral booking is commission-free. Established management companies may agree individual terms.
How does the first commission-free booking work?
The first qualifying completed referral booking on your supplier account carries no commission. It applies once per supplier, not per property, and only a completed stay uses it — not a pending booking, a cancellation or a no-show. It does not apply automatically to separately negotiated agreements.
Do you charge commission on my own bookings?
No. Bookings you generate yourself, through your own website, your other channels or your returning guests, are never commissionable.
Who receives the accommodation payment?
You do. Guests book and pay you directly through your own booking process. We never take the payment.
Who manages guests and cancellations?
You do, under your own terms and policies. You confirm bookings and look after the stay. A cancelled stay carries no commission.
Will your platform connect with my current booking system?
It depends on your system. Where a supported connection exists, guests can book through it. Where we only have an iCal feed, availability is indicative, so we confirm availability and price with you before introducing a guest. You never need to change your system.
How is referral tracking handled?
Every referral keeps its original source. We record the enquiry, the booking link we send and the booking you confirm, and reconcile completed stays with you before anything is invoiced.
Can I list multiple properties?
Yes. Apply once for all of them, and send one company website or portfolio link rather than entering each property. One supplier account covers them all.
Can established management companies join?
Yes. List selected properties, keep your reservation system, payments, guest communications and concierge exactly as they are, and agree attribution, reporting and individual terms where applicable.
Do I need my own website?
Not to apply or to join. Referred guests book on your own booking page, though, so a direct-booking website is how our referrals reach you — Airbnb and Booking.com cannot take that booking. If you do not have one, we can create one: a managed website for €39 a month, or a premium website and brand from €2,950.
Can I create itineraries for guests?
Coming soon. Accommodation partners will be able to create and share personalised itineraries built around each guest’s interests, group and travel dates. It is a planned feature and not live yet.
Can I earn from recommending local businesses?
Coming soon. When it launches, you will be able to earn referral income when your recommendations turn into qualifying bookings with participating local businesses. It depends on each business agreeing referral terms, and guests will always be told when a recommendation can earn a referral.
What happens to my existing concierge arrangements?
Nothing changes. Your concierge, transfers, guest services and preferred local partners stay yours. Lapland Concierge is part of our network but entirely optional, and we never contact your guests or sign them up to anything.
