Managed website
If eligible direct bookings in your first 12 months don’t produce €468 in estimated booking-fee savings, we credit up to 6 months of your subscription — up to €234.
Premium website & brand
If eligible direct bookings in your first 12 months don’t produce €2,950 in estimated booking-fee savings, we provide up to 12 further months of defined support and optimisation, up to 24 hours, without additional service charges.
Every direct booking through your website counts
Wherever the guest came from — Google, social media, word of mouth, a return visit, your own marketing or a Levi Finland referral. It is not limited to bookings we generate.
Savings are estimated against a disclosed 15% booking-platform fee benchmark, less any Levi Finland referral fee and your booking provider’s per-booking costs. It is an estimate, not a claim that every direct booking would otherwise have come through a platform.
For example (managed website): 4 eligible bookings of €800 = €3,200. At 15%, that is €480 in estimated savings. If one booking was a Levi Finland referral, its €80 fee is deducted, leaving €400 — €68 short of €468, so 2 months’ subscription would be credited.

The guest always books and pays you directly. The 10% applies only to a qualifying completed stay we introduced.
Your monthly website fee is separate from referral commission: one pays for your website, the other only for guests we send you.
Direct Booking Payback Guarantee: terms
Who it applies to
- Accommodation owners with a signed Managed Direct Booking Website agreement or Premium Website & Brand project with Levi Finland Adventures.
- The measurement period is the first 12 months after your website goes live.
Which bookings count
- Verified, completed stays booked directly through the website we supplied, whether through its booking engine or its enquiry form.
- Every source counts: Google, social media, word of mouth, returning guests, your own marketing and Levi Finland referrals.
- Bookings are verified against your booking provider’s records, or another tracking method we agree in writing before launch.
What is excluded
- Cancelled stays, and any amount refunded to the guest.
- Fraudulent or disputed reservations.
- Bookings made outside the supplied website, such as through Airbnb, Booking.com or by phone without a record on the site.
- Stays by you, your family or people connected to the business.
How the savings are calculated
- For each eligible booking: the accommodation price (excluding taxes and refundable deposits) × 15%, the disclosed booking-platform fee benchmark.
- Minus the Levi Finland referral fee paid on that booking, where one applies (10%).
- Minus any per-booking fees charged by your booking engine or payment provider for that booking.
- The total across all eligible bookings is your calculated estimated booking-fee saving.
- The 15% benchmark is an estimate for this calculation only — the low end of typical booking-platform commission. It is not a claim that every direct booking would otherwise have come through a booking platform.
Managed Direct Booking Website
- If your estimated saving over the period is below €468 (your first year's subscription), we credit the shortfall against your subscription, rounded up to whole months.
- Up to 6 months' credit, a maximum of €234, applied to the months that immediately follow the measurement period.
- Credits cannot be exchanged for cash and do not extend or shorten your agreement.
Premium Website & Brand
- If your estimated saving over the period is below €2,950, we provide up to 12 further months of defined website support and optimisation without additional service charges.
- Up to 2 hours a month and 24 hours in total. Unused hours do not carry over.
- Covers content and photo updates, seasonal information, SEO and page-speed improvements, booking-flow improvements and an analytics review.
- Excludes new pages or features beyond your original project, new photography or video, third-party costs such as domains, booking engines and payment fees, and hosting unless already agreed.
Conditions
- The agreed booking tracking is in place for the whole measurement period.
- Your property information, prices and availability are kept accurate and up to date.
- Your website stays live for the whole period and your account is in good standing.
- Claims are made within 60 days of the end of the measurement period.
- All amounts exclude applicable taxes.
What this is not
- It is not a money-back guarantee, a guarantee of bookings or a guarantee of income.
- It does not provide unlimited free work.
- The full terms in your agreement or project take precedence over this summary.
